Lead Superintendent

As the Lead Superintendent, you will play a pivotal role in our operations, overseeing and managing job-site construction activities for the physical construction of new Apartment Home Projects. Your leadership will be crucial in ensuring the successful completion of our projects.

Duties include:

Personnel:
  • Supervise the activities of Assistant Auperintendents and punch-out staff assigned to the project.
  • Provide leadership and direction to field staff on the job site, including but not limited to effective employee relations, compliance with employment law, regular guidance, motivation, and active participation in job site staff performance evaluations.

Document Review and Planning:
  • Complete a review of all construction plans and contract scopes associated with the project.
  • Offer feedback to the pre-construction team on previous projects' construction processes and design features.

Construction:
  • Hold morning meetings with staff.
  • Lead pull planning meetings.
  • Ensure that the project is built in accordance with plans, specifications, and contract documents.
  • Ensure weekly subcontractor communication and safety meetings are conducted on the job site and participate in all job site development status meetings.
  • Ensure that all weekly reports are submitted.
  • Communicate to the project manager the information required to maintain weekly job schedule updates.
  • Ensure that all materials directly purchased by AMLI are verified for compliance and completeness of order as they are received in the field. Coordinate all materials for timely delivery and distribute them on-site and in buildings.
  • Ensure delivery tickets are stamped, coded, and processed correctly when received from shipments.
  • Review and approve subcontractor and vendor pay requests per the processes and timeframes outlined by accounting.
  • Ensure that all governmental, lender, manufacturer, and consultant tests and inspections are performed in a timely manner and all approvals are obtained in writing and submitted to the regional office promptly.

Project Close-out:
  • Confirm that all interior and exterior punch lists are completed promptly and that all warranty dates are clearly established and communicated to the project manager.
  • Assist with warranty and non-warranty-related coordination and oversight when the project manager requests.

Unit Turn-over to Management:
  • Ensure that building completions, including interior and exterior punch list inspections, are performed according to schedule and that all punch work is completed on time.
  • Assist in coordinating construction efforts with the property manager and service manager to provide a desirable leasing experience for prospective AMLI residents.


Requirements:
  • Minimum 5 years supervisory experience in construction management preferred.
  • High School Diploma or GED required.
  • Computer experience in Microsoft Excel, Microsoft Project, and other business-related software is desirable.
  • Knowledge of Procore Construction Management software is a plus.


Compensation and Benefits:
